Westminster City Council has shared plans to build over 1,700 new homes in around the Marylebone area in the coming 15-20 years.

The draft masterplan for the Church Street area of Marylebone (NW1) lists nine regeneration sites where development plans are underway.

The masterplans fits in to the council’s strategy to create a “City for All” by building more affordable homes for Marylebone residents and showing it is still possible to have home of all kinds in the heart of London.

35% of all new homes will be affordable and existing council tenanted homes will be re-provided at social rent, with the option for all existing secure tenants to be re-housed in the scheme – resulting in 50% of the homes being affordable in total.

With the cost of living in some parts of Marylebone, such as new developments on Chiltern Street, hitting £5,000 per square foot, this will no doubt come as welcome news for residents of Marylebone.

London’s largest hotel owner-operator, glh Hotels, is rebranding its 1,000 room The Cumberland Hotel by Marble Arch to become the UK’s first Hard Rock Hotel. Due to open in Summer 2018, the rebrand will coincide with a refurbishment, a reconfiguration and major upgrade.

There are currently 23 hotels in the Hard Rock portfolio including Bali, Chicago and San Diego. The London development will integrate aspects of the local heritage to ensure a unique customer experience whilst fully respecting the character and streetscape of the area. The hotel will also feature a high class restaurant and bar offering.

Supported by Marylebone landlord, The Portman Estate, the rebrand marks another milestone in the major capital investment for the western end of Oxford Street, which is going through an exciting and significant transformation.

The Marylebone Road’s once bleak pedestrian underpass has been transformed into an intriguing Wonderpass. Gone are the dingy walls and unreliable lighting: in its place is an engaging cultural walkway, offering pedestrians an enlightening way to cross the road.

Baker Street Station Baker Street Wonderpass

Part optical illusion, part local encyclopedia, part gallery, The Wonderpass introduces a new kind of urban crossing – one that actually encourages lingering en route. The walk-through experience includes five Cabinets of Wonder. Each invites the passer-by to peek inside to learn about Baker Street’s rich cultural history and has been designed in partnership with a local cultural attraction.

The Wonderpass has been commissioned by the Baker Street Quarter Partnership and funded by Transport for London and Westminster City Council through the Bryanston & Dorset, Marylebone High Street and Regent’s Park Ward contributions. Penny Alexander, Chief Executive of the Baker Street Quarter Partnership, says “The Wonderpass provides the magnificent fanfare welcome this area deserves celebrating its fascinating past and showcasing our great attractions.”

Recent research from estate agent Savills has found that the average price of a new sale in Marylebone has increased by 936% in the last 20 years – bringing the average sale price of a property to £1,796,119.

The research is released as Savills also claims average house prices throughout the whole of England and Wales have increased by nearly 300% in the last 20 years.

Lucian Cook, head of Savills UK residential research, said: “The 20 biggest risers are dominated by central London markets, though they also include some areas that have seen substantial gentrification over the period. This includes Queens Park and Kensal Green in Brent.”

Following a recent visit to the Marylebone Project, singer Ellie Goulding has been appointed the first-ever Patron of Church Army’s project for women experiencing homelessness in London.

Ellie said: “I am so pleased to be the first-ever Patron of the Marylebone Project. This amazing place serves hundreds of homeless women every week and helps them make a fresh start. I love how the project empowers women to make the changes to transform their own lives. I saw this for myself when I visited a few weeks ago and was inspired by the stories of the women I met.”

Church Army Chief Executive, Mark Russell, said: I am so excited that Ellie has accepted my invitation to become the Patron of the Marylebone Project. She is such an amazing advocate for homeless people and she is passionate about helping those in need. All our clients are so excited that Ellie wants to be part of our project. We are so grateful for her fantastic support.”

Ellie will be volunteering at Marylebone over the Christmas period to get to know the women, staff and objectives of the project better.

The Marylebone Project was able to offer 40,515 bed nights to vulnerable women during the past financial year.

Businesses across Marylebone have been acting as Santa’s little helpers for the area’s ill and deprived children by donating Christmas toys to local kids in need.

An area-wide Toy Appeal orchestrated by The Baker Street Quarter Partnership’s (BakerStreetQ) Smarter Giving project has resulted in over 432 toys being collected for 5 local children’s charities and groups.

The cross-company appeal has led to employees from 46 businesses adopting a nearby children’s cause and donating an extra special gift for a child. The Premier League, Publicis, Sandaire, Radisson Blu – The Portman and The University of Westminster are amongst many big helpers who throughout December have been holding workplace collection points for staff to donate a toy for kids between ages 1 – 14 years.

The toys were collected in support of the COSMIC Ward at St Mary’s Hospital, Portman Early Childhood Centre, Newpin Family Centre, IMPs and Fisherton Pre School.

Baker Street Quarter Partnership’s Member Events Manager, Dina Patel welcomed the generosity “Being able to give our business members a way to support local charities at Christmas has been rewarding for everyone involved and we will be doing it again in 2016”.

As soon as Halloween has been and gone, we know it is time to start getting festive. The highlight of the festive period in Marylebone, the Marylebone Christmas Lights, returns to Marylebone this year on 18th November.

Organised by Howard de Walden Estate, this years event will be in support of Age UK Westminster. The City of Westminster is partnering with Ridgeford Developments to create a new water fountain for Paddington Street Gardens.

The aim is to promote a cleaner, more environmentally friendly Marylebone with the aim of reducing plastic bottle waste in the area.

The project is for the community, by the community – the final designs will be inspired by local children’s drawings from Marylebone’s St Vincent Primary School and the community will have a say on the final exhibition.

On 15th November from 10am to 2pm, there will be a booth at Marylebone’s farmers market which showcases the children’s original designs and the architect’s fountain proposals. Marylebone locals are encouraged to the farmer’s market to influence the final decision.
