The long awaited launch of The Chilterns W1 development took place in style last week with a one off partnership between the developers – Frogmore, Galliard Homes and O’Shea – and world-renowned photographer, David Bailey. In a series of forty-four shots of Marylebone, Bailey set out to capture the essence of the area.

Bailey commented, “Marylebone seems to have an abundance of goodies from a great fish and chip shop to Wigmore Hall and Damien Hirst’s office and shop. In fact, the full gambit. The best way to see a place is to photograph it. You don’t always see a place, a person, a park until you look at a photograph.”

Each of the forty-four photographs will eventually adorn the walls of the apartments, with each buyer able to select their favourite shot. The Chilterns will comprise 44 luxury apartments that offer a standard of living second to none in the area. It is due to be completed in summer 2015 and will comprise 30 two-bedroom apartments and duplexes; 13 three-bedroom apartments and penthouses; and a 6 bedroom penthouse.

The apartments start at 1,127 sq. ft. for a two-bedroom property, stretching all the way up to the 7,556 sq. ft. penthouse. The building will have secure underground parking, a gym and spa facility and a 24 hour concierge service. A ground-breaking development for Marylebone, The Chilterns marks a tipping point in the property market in the area – a record breaking £3,500 per square foot price point has been crossed by the development.

We are reliably informed that this is the first totally new apartment block to be built in the area in over five years. As we reported last week Westminster City Council has sold the Moxon Street car park to a Canadian developer for another residential development. With price points as high as these being reached, it would appear that Marylebone is soon to see yet more lavish developments.

There is no question that this is one of London’s most desirable new developments – this was reflected in part by already having sold seventeen apartments before the launch – an interesting factor to note is that all of these seventeen sales have taken place overseas.
